Discovery Site Visit

The previous ownership deferred maintenance too long. The roof was collecting large amounts of fir needles and other debris that was decomposing and causing drainage problems. Plants were growing out of the gutters and in various piles of debris collected in the roof valleys. Moss had begun to grow between the lifting roof tiles. A previous contractor had installed gutter guards that were not maintained. Some were missing, and those that remained were clogged, causing overflow during rainfall.
Production Day
Friday, July 15, 2022 — Approx. 9:00AM start
DAPrDAN began our service by cutting back some branches of a large fir tree that were resting on the corner of the building. We then removed the failed gutter covers, and cleared all debris from the roof surface, gutters and downspouts. The team then applied our biodegradable soft wash solution to the entire roof surface, including the “pit” which contained the HVAC system for the entire building. We flushed all the gutters and downspouts, and performed a detailed cleanup around the entire perimeter of the building.
The Results
As you can see in the photos below, the roof has been cleared of all organic pests and debris and is now backed by our 3-year no-moss warranty. The gutters are free of debris and will allow water to flow freely and drain away from the building. While continued light maintenance is required to keep the building in optimal shape and performance, the restorative work has been completed, bringing the roof and gutters back to like-new condition.
Our Recommendations
Based on what we found during the Discovery and Production phases of your project, we recommend the following services and frequencies to continue improving and/or maintaining your building in tip-top shape:
Roof Cleaning & Treatment
Even though the “Results” photos of the roof are impressive, you can still see some discoloration on the tiles (brownish). This is dead algae and/or moss that has been emulsified and will rinse away. The roof was essentially sanitized so anything that was alive, is now dead. The roof will continue to improve in appearance over the next few months. — To keep it that way and maintain a healthy and attractive roof, you need to keep new debris off the roof so that it won’t decompose and create a new nutrient layer for plants to grow back.
We recommend blowing the roof of newly fallen debris at least 4x per year and applying zinc oxide granules on roof peaks and shade-prone sections at least 2x per year. Every 3 years we recommend a thorough soft wash like the one we just provided on July 15.
Gutters, Downspouts & Drains
The gutter filters that were installed on your building were essentially garbage from day one, but progressively became an urgent problem as moss grew from inside and filled the intake holes. Fir needles and cedar cones will unleash a constant assault on your gutters as long as the trees remain. Flat sections, such as the “pit” and the main entry will collect debris and need to be swept and collected from around drains.
We recommend gutter cleaning at least 4x per year, and flushing the entire system 2x per year. If underground drainage becomes a problem we can typically solve most blockages within 150-ft from the surface entry point.
Siding
Your siding is primarily cement board, or “Hardie board” and it is in good structural shape overall. As far as cleanliness, the road side will always need more attention than the parking side, and the ends will tend to be a moderate combination of the two, with the shadier side looking dirty more quickly. Guests who look out their windows will see the dirt resting on top of the A/C units, so a regular cleaning schedule is advised.
Due to the superior cleaning results we are able to achieve with soft washing, we recommend a light wash 1x per year on all siding, including the exterior faces of all gutters, which tend to be the first place algae shows up. This regimen will keep your building looking new all the time.
Windows, Skylights & Awnings
When your guests evaluate their experience at your property, what is it that shapes their opinion? Your windows can demonstrate your attention to detail, or lack of it. We know that the road side of the building will require more frequent attention, however all windows should be considered for regular maintenance.
We recommend starting out with either 1x, or 2x per year exterior cleaning on the parking side of the building, and 2x, or 3x per year on the road side and ends.
Driveways, Lots & Curbs
Keeping your entry drive, curbs and parking lot free of moss and algae is going to be a constant challenge, but we do have a solution in our antimicrobial sealant. Of course, we would need to provide an initial restorative service. Cleaning and reapplication is recommended every 2 years.
Walkways & Retaining Walls
While you do not have any retaining walls at this property, the perimeter sidewalks will get slippery and become a potential liability. We recommend cleaning and sealing the sidewalks all around the perimeter of the hotel, including the concrete pads (for utilities) at least 1x per year.
Solar Panels
Our team did not take notice of any solar technology at the Woodspring Suites.
